Reserve Data Analyst has local reserve study professionals who are accredited, experienced and provide a high quality of work. Hawaii has particular rules for common interest communities, requires various funding models in the reserve study and has annual disclosure requirements; all of which we are able to comply with. 


Customized Reserve Studies

Reserve Data Analyst studies are created to cater to our client needs. Other than complying with the statutory rules and regulations we ensure each study considers the Association of Apartment Owners (AOAO) own long term budgeting goals. Funding models can be included to reach specific goals such as FHA approval, an expedited full funding level or inclusion of special assessments to name a few.

Since 2001 Joel has worked with common interest communities and other organizations in matters related to reserve studies, inspections, consulting, valuations, and budgeting. He has the expertise & experience in all things related to construction trends, construction costs, life cycles and building systems. 


Hawaii has very specific laws related to percent funded requirements for common interest communities so there is often a desire to "play with the numbers" so that there is a perception that compliance with these laws are met. It has been our experience that this practice simply leads to higher risk for reliance on special assessments, loans and having to defer projects, utimately hurting the market appeal in the community.  

We take pride in the fact that we remain independent from other vendors and provide unbiased assessments of the reserve account.
